TIP # 1 - SPRUCE UP THE FLOORS
When I renovate homes, flooring is the number one area homeowners wonder about improving - and for good reason. Good flooring, and hardwood in particular, adds value and can simply help sell a home.
One of the first things a buyer will notice when they visit is the condition of the floors. While some improvements can be expensive and time consuming, others are relatively easy.
Chipped grout is worth hiring a tile setter to repair and can be an inexpensive solution. Chipped tiles are a little more complicated especially if you don't have extra tiles with which to do replacements. Speak with your agent to determine if the flooring damage and age warrants a complete re-do.
I used to think squeaky floors were a sign of a well-worn house and certainly, if you're in your forever home, they may be a charming element you've grown to love. But for buyers, the sound of squeaks may be just enough to make them unhappy about the age of the floors. Some squeaks require an easy repair to secure floor boards, so consult with an expert to determine the source of the noise.
If your hardwood is worn and bare, consider refinishing them to appeal to potential buyers. Opt for a low-sheen, matte or cashmere finish to reduce the look of imperfections on the floors.
If your budget allows, remove broadloom and old vinyl flooring and replace with hardwood. Be sure to shop around - there are typically good options to be found on sale at big box stores in your neighbourhood.
If your budget does not allow, spend a bit of money on a broadloom cleaner (service or machine, either will do) to lift carpet fibres and remove stains.
Avoid using hardwood in below-grade areas. A better option is a wood-look laminate or vinyl that matches (as closely as possible) the other hardwood in your home.
Once you've installed hardwood or laminate, be sure to throw down area rugs to warm the space, remove echoes and define areas in each room.
